While we work very closely with retail chains, we also manage projects involving new construction and refurbishment of local and mid-sized retail centres, housing projects and urban development projects combining retail, commercial and residential units. A project typically starts with an exploration aimed at identifying a potential project. Innovater prepares an analysis of the area with respect to customer basis, competition and traffic flow. We work very closely with partners and clients through the entire project stage. Our commitment to quality is our top priority whether working on an owner-driven single property project or on a multiple property project for a large professional international investor. Our role at Innovater is to manage the entire process, interacting with each stakeholder, as illustrated in the property development wheel. This ensures that we can complete each project to everyone s full satisfaction. Retail chains Project presentations to retail chains and drawing up leases is another main area that Innovater handles. We have the skills and knowledge in-house needed for this particular part of the process. We pride ourselves in providing the highest quality information to our clients for their decision making when they contemplate opening a new shop. The construction phase In the construction phase, we work with a small number of highly experienced contractors. Our business partners know the retail chains and they understand the high standards demanded. Quality and time are key parameters of project development. This is why Innovater is involved every step of the way, whether we are the builder or have sold the project. In other words, Innovater takes responsibility for the fulfilment of all agreements and ensures that the end-product delivered to the retail chain and the investor is of the highest quality.

PROJECT DEVELOPMENT PROPERTY DEVELOPMENT Innovater develops and sells property projects in Denmark, focusing mainly on the grocery retail market. Our highly experienced team is fully capable of running the entire process from the initial meeting with the land owner, to dealing with local planning, zoning, drafting contracts with company-owned retail chains and until closing of the sale to the end investor. We work very closely with partners and clients through the entire project stage. Our commitment to quality is our toppriority whether working on an owner-driven single property project or on a multiple property project for a large professional international investor. Our role at Innovater is to manage the entire process, interacting with each stakeholder, as illustrated in the property development wheel. This ensures that we can complete each project to everyone s full satisfaction. Innovater desires to work with repeat business partners in order to optimise and enhance our end product through share learning and collaboration. Our objective at Innovater is to provide perfect turnkey retail premises allowing our tenants to concentrate on welcoming happy customers. By regular business partners, we mean everyone involved in the entire project: contractors, advisers, tenants, financial partners and, not least, the end investors. We always demand high standards from our business partners, but none higher than the standards we demand from ourselves. That way, we ensure that we can always deliver high quality projects within the agreed timeframe. Increasingly, our focus is on large-volume projects involving local and mid-sized retail centres with grocery stores, other retail units, as well as commercial and residential units: Åbyen i Århus Total floor space of about 20,500 sqm., including a new retail store and 266 housing units. Snekkersten Developing 5,500 sqm with two grocery stores, a restaurant and 28 residential units with terraces. Bagsværd Developing 6,000 sqm of space, consisting of a new Netto supermarket, a new high street shop (professional services) and 28 housing units with basement parking facilities. 5

MIXED-USE PROJECTS MIXED-USE PROJECTS Hørsholm Developed and constructed a 5,000 m² newbuild project in Hørsholm s pedestrian street in cooperation with O. Adsbøll & Sønner. Project designed by Dorte Mandrup Arkitekter. The project consists of a 1,320 m² Netto store, 2,000 m² designated for Fitness dk and 12 residential units. Handover was spring 2016. The project will be prominently located along Rungstedvej and create much needed dynamics at the southern end of the pedestrian street. 6 Gilleleje About 5,000 m² in the heart of Gilleleje, including new Fakta and Irma retail stores, new Danbolig and Nordea branches and the town s new healthcare centre with medical services and a dental clinic. Six residential units sold off-plan to private home buyers some eight months before being ready for occupation. Our first residential project sale. The commercial part of the project was handed over to the investor in early 2014.

MIXED-USE PROJECTS MIXED-USE PROJECTS Åbyen Aarhus The site housing the old freight forwarding terminal at Søren Frichs Vej is being converted into a new residential area, and Innovater will be in charge of building a new 1,000 sqm Netto supermarket and 102 flats covering a total of 6,500 sqm. Another 164 family flats are also being built at nearby Lokesvej in the Åbyhøj district. Årstidernes Arkitekter have designed these residential units, which have a total floor space of 13,000 sqm. Trøjborg Centret Aarhus Innovater is partnering with NREP to develop Trøjborg Centret in Aarhus. Stage one involves an extensive modernisation of both interior and exterior areas. Stage two involves the development of residential units. The project is designed by Skovhus Architects. 7
